Project Designer Role
The Project Designer will take ownership of the entire project design-build documentation and administration process for each of their assigned projects, ensuring accuracy to scope, brand and jurisdictional requirements, completeness, and schedule adherence. It is the Project Designer’s job to ensure that each project is designed for success, that all stakeholders are fully informed throughout the design-build process, and that all team members are working seamlessly together. The Project Designer is a multi-talented team member lending their design skills, brand expertise, product knowledge, organizational aptitude, and leadership abilities to other members of the Hotel Rehabs and client project teams. In addition to production of design documents, the Project Designer will use their creative problem-solving abilities to assist estimating, purchasing and construction department project managers with onsite design challenges, submittal reviews and product order changes.

Required Qualifications
  • Bachelor’s degree in Architecture, Interior Design, or related field
  • Five (5) to Seven (7) years postgraduate experience working full-time in an Architect’s or Interior Designer’s office.
  • High proficiency in Revit
  • Demonstrated proficiency in standard technical design production programs (AutoCAD, Bluebeam, Sketch-up, Adobe Photoshop, Adobe InDesign etc.)
  • Prior construction document production experience, including correlating a complete set of working drawings
  • Familiarity with building codes and accessibility standards
  • Strong written, verbal and computer communication and organizational skills
  • Ability to organize and manage multiple projects simultaneously.
  • Ability to communicate effectively across multiple departments and management levels and with clients and other external partners
  • Attention to detail and organizational aptitude
  • Strong collaborative work ethic
  • Hospitality (hotel) design experience

Preferred Qualifications
  • A Master’s or professional degree and/or other professional certifications
  • Prior experience delivering projects utilizing design build methodologies


Job Description
Design Document Production
  • Work with the Architecture & Design Manager and Production Manager to plan, produce and manage all required design documentation
  • Review PIP (Property Improvement Plans), SOW (Scope of Work) narratives, and proposal/ contract documents to establish project scope/parameters
  • Schematic design package(s) as required for internal, client, and brand approvals
  • DD level documents as required for brand approvals
  • CD level documentation for permitting and construction
  • Plan check/permitting review and response (including submittals and required supplemental documentation)
  • Train, mentor, manage, and efficiently utilize assigned Design Build Coordinator
Client Support
  • Participate in weekly/bi-weekly project calls with extended client team
  • Participate in regular OAC calls as required during preconstruction and construction phases
  • Maintain on-going client relationships through regular contact and collaboration
Design, Procurement, & Compliance  
  • Lead site survey visit and complete a 3-D scan of the project scope area
  • Develop initial thoughts and direction regarding the design process, spatial planning, design selections, functionality, and brand compliance.
  • Collaborate with Estimating, Purchasing, Client, Brand and/or outsourced consultants
  • Participate in recurring internal team meetings  
  • Manage design schedule ensuring that critical milestones will be met
  • Ensure work is performed to current hotel brand standards and that submittals are processed in a timely manner
  • Understand and ensure compliance with ADA and other applicable building codes
  • Implement ADA drawing corrections and communicate with ADA consultant
  • Coordinate design efforts with 3rd party engineering as required
  • Coordinate review and stamping of CD drawings from 3rd party architect  of record
  • Encourage and manage effective communication throughout the design build process
  • Maintain and grow cooperative internal, client and consultant relationships
  • Cultivate positive relationships with the hotel brand design and PIP managers
  • Coordinate waivers as required with hotel brand PIP managers and design reviewers
  • Construction administration including review and response to submittals, RFIs, shop drawings and product transmittals for custom FF&E and construction materials, etc.
Team
  • Coordinate with Construction to ensure constructability, functionality, and budget management
  • Coordinate with Purchasing to ensure all specs and take-offs align with scope of work
  • Prepare for and effectuate internal project handoffs (from Estimating to Design-Build and Design-Build to Field Project Management)
  • Maintain organized and complete project records

Industry Training-Networking
  • Understand and become conversant in all major hotel brand standards 
  • Major brand submittal and review platforms (Marriott Lobo, Hilton Design, IHG Design Connect, & Hyatt Design, etc.)
